It should not be used where a certified appraisal is required by law or lender guidelines.

AVMs (Automated Valuation Models) like Zillow Zestimate use statistical models trained on transaction data to predict a sale price. They are optimized for prediction accuracy on typical properties but do not show how the value was derived. AVMs cannot explain why one property is worth more than another.
